SP Setia-Malaysia Best Property For Year 2005 & 2006, is that the name only? For me, the good name only but not in good quality on the houses unit thier selling.
I do believe the owners of the Eugenia, Setia Alam agreed with my statement where water leaking poblem is the major problem.
My house has been found of water leaking for twice and last Friday even more terrible which the water came from my neighbour's house which suspected the pump of the tank broken. The water full and came out leaking from my neighbour's house till to my house.
I don't understand the leaking is from my neighbour's house and why the water can came over my house. This leaking cause my kitchen cabinet damaged seriously and the water mark all over the wall.

Leaking here & there, cracking here & there, dampnes here & there, external floor/carporch is sinking, External wall damp 'senget'. Not straight but 'senget'. Can see clearly if you have time to visit Samanea 3. All houses having same problem...
I bought a house at Samanea 3, almost >1 year i cannot move in coz of defects yet to solve till now. Problems keeps coming in...
Many complaints being made & of course SP Setia did do their so called 'rectification' work, do their 'necessary' repair work...but what i can see is they just simply cover it up. It's not a total solution. They told us external is not under their responsibility but their contractor. What a bullshit...
Really bad bad, lousy property & bad service provided. No value at all...wanted to sell but no buyer. Who want to buy? Quality so bad!
Ask for compensation, say No. ask for alarm warranty period extension, say NO. Everything NO NO NO.
Who cover my loss? Who compensate my time & money? Want to move in but cannot...How?!
Pls tell your friend & relative widely, pls do not buy property at Setia Alam, Shah Alam. They will regret later for sure...

I'm facing same problems also like you. I moved in last year Jan'08 and now facing cracks on the wall everywhere due to poor workmanship, car porch crack (happened at all houses in SA), pillar crack, mail box crack....etc etc....
Many owners sounded out but not serious actions from SP.
I think wait until 1day, the houses collapse then only they will take serious......
Stop wasting time every developer is the same its only how bad they are. all works including supervision are done by foreign workers with very little pay so what else do we expect. My house is also the same having lots of bocor and senget beam and nobody bothers.

most worried about the dampness, serious wall and structural craks, and frontage sinking problems.
the representatives send to my house are hopeless and unreliable. that make SP Setia unreliable.
repeated defects, half-heartedly rectification works. F**k and i were a witch, i turn all of them into F**king frogs.
Regrets like hell, hard earn monies into drains, emotionally disturbed, worried about my family members safety at house, feel so frustrated....Urgh....!!!
